Actual calendar days
The actual-days method divides monthly rent by the number of days in that month, then multiplies by the occupied days. Move-in occupies from the chosen day through month-end (days in month − day + 1). Move-out occupies from the 1st through the chosen day. The rent-affordability page estimates how much rent fits a budget; this page prices a partial month. Enter 28, 29, 30, or 31 so February and leap years stay explicit.
Move-in occupied days = days in month − move-in day + 1
Move-out occupied days = move-out day
Prorated rent = daily rent × occupied days
Example
$2,100 of September rent (30 days) with a move-in on the 16th is 15 occupied days at $70 a day, or $1,050. $1,800 of April rent with a move-in on the 15th is 16 days at $60, or $960. Moving out on the 16th of that 30-day $2,100 month is 16 days, or $1,120.
Other lease methods
Some leases use a 30-day banker’s month even in February, or an annualized 365-day daily rate. Those methods do not always total one full month of rent when the tenant stays the whole month. This page uses actual days so a full month always equals the monthly rent. Check which method the lease names, and whether the move-in or move-out day counts.
