Sale price minus payoff and selling costs
Seller net proceeds are the check after the mortgage is paid off and selling costs are taken out. Commission is a percent of the sale price; closing costs and other amounts are dollars you enter so the page does not assume a 2% closing rule. Remaining-loan-balance estimates principal on a schedule. Sales-commission is a pay formula. House affordability estimates a purchase budget.
Selling costs = commission + closing costs + other costs
Net proceeds = sale price − mortgage payoff − selling costs
Example
A $450,000 sale with a $255,000 payoff, 5.5% commission, and $9,000 of closing costs has $24,750 of commission and $161,250 of net proceeds. A $400,000 sale, $250,000 payoff, 6% commission, $8,000 closing, and a $3,000 buyer credit leaves $115,000.
What a net sheet still changes
Prorations, transfer tax, title premiums, HOA estoppels, repair credits, and two-lien payoffs vary by contract and county. Negative proceeds mean the listed costs exceed the price. Confirm the payoff quote and the closing disclosure.
